It was Love at first sight for us with the location and facilities surrounding the location of this former fencing yard in South Woodford, East London.

You don’t find a M&S Foodhall, Waitrose, Tesco, Sainsburys, Odeon Cinema and all the other numerous facilities within close distance in many locations in historic East London. There is further comfort in the proximity to South Woodford Central Line Tube station. The location is the best blend of the amenities of urban living with the surburbia of the leafy Epping Forest.

We will deliver 26 apartments, 14 two-bedroom and 12 one-bedroom apartments with associated parking over 5 storeys and a basement.

Windmill Lane, E15

A Locally Listed Building to be converted and extended with a new build element to form 9 modern apartments in Windmill Lane, Stratford, E15.

Five minutes walk from the incredible Queen Elizabeth Olympic Park and Stratford International Train and Tube Terminal, this boutique development will comprise, 3no three-bedroom, 1no two-bedroom and 5no one-bedroom apartments, selectivly designed and hand-crafted for the Professionals of Today.

The Apartments will offer good storey heights from the Historic Building and we will seek to retain all original features as far as possible during the Project Delivery, incorporating into the design ideally knitting effortlessly with current build techiniques to deliver a modern building with respect for it’s past.

High Street, E11

Location, Location, Location !

Completed Project of a New Build 4 storey Apartment block with four Apartments, a Penthouse and three 3 storey Houses over a new ‘M&S Simply Food’ concept. The frontages of the 3 storey Townhouse on the 1st Floor were at an angle to the site boundaries and the Oriel windows were angled in the opposite direction !

This development is in a conservation area and required a lot of detailed planning work with recessed brick shadow gaps with soldier coursing blending the rustic Orange/Red bricks with White brick frontage all above a Portland Stone ground floor facade plinth.

The original building had to be demolished by hand next to a listed 19th Century Pub with a shared 25 metre chimney stack which had to be permanently steel propped followed by Complete Re-Build. There was underpinning to some of the surrounding buildings with a piled steel structure to 1st Transfer slab with steel decking above. Best new addition to the Wanstead Streetscape in decades…..in our humble but biased opinion.

RE Hotel, E2

The Project that made us, a New Build 178 Room Hotel with Underground Car Parking, Meeting rooms, Restaurant and Bar in London, E2. We gained planning consent for this scheme in the middle of the roaring Noughties. Problem was we couldnt fund it. No one believed Hackney was going anywhere. We finally managed to convince our original bankers @ Lloyds to fund us and the rest is History.

We delivered the Project in 2008 and remember seeing Lehman Brothers collapse as we were doing our opening. By 2010 we, as the operators, had managed to deliver twice our forceast profit in the biggest recession of a lifetime. We gained consent for an addional two storeys to the exisitng build and the Property was finally sold as a going concern to Crosstree Captial at the end of 2017, We miss the Hotel Business, so please watch this space.

The Regal, E4

Having first opened as the Highams Park Electric Theatre in 1911, it was later renamed The Regal in 1928 and closed in 1971. The proposed 6-storey mixed-use development aims to restore and modernize the existing building while efficiently utilizing the site. This includes using The Regal’s corner position as an axis to connect residential Beech Hall Road to the commercial/mixed-use Hale End Road. The proposed design visually integrates with surrounding low-rise buildings, with an extension that wraps around the existing façade, further emphasizing The Regal as a local landmark.

The development will consist of 1 and 2 bedroom apartments ranging from 50 to 80 sqm, with many exceeding the minimum space standards from the GLA’s Housing Design Guide. The redevelopment also includes a 2-screen cinema, a café, and 33 apartments for sale on the open market. The ground floor will house the cinema, foyer, and café, with the residential apartments located above.

The site is situated within a vibrant local community with a wide range of amenities within a 5-10 minute walk. The Art Deco façade of The Regal facing Hale End Road and Beech Hall Road, a locally listed architectural feature, will be retained and restored.
